Over the coming months, Port One will be working alongside MidSuffolk District Councils and several statutory consultees, to understand how this unique opportunity can evolve in the best format for local, regional and national benefits.

Proposal: Outline planning permission (with layout, scale, appearance and landscaping being reserved) for the extension of Port One Logistics Park, to include up to 195,000 sqm of commercial floorspace comprising logistics warehousing with ancillary offices; offices and vertical farms; up to 115,000 sqm of depots and container storage; a solar farm, cafe and substations; new vehicle and HGV access from the south, the improvement of the existing access from the B1113 and a means of emergency access only from Circular Road; associated earthworks to create development platforms and bunds to boundaries; new landscaping and recreation areas; creation of nature reserve and the burying of overhead powerlines underground; together with a full sustainable drainage scheme and the provision of private treatment plant(s). Port One Technology Park will be shaped through an open, collaborative process with Mid Suffolk District Council, statutory consultees and local parishes. Over the coming months we will use the Planning Performance Agreement period to refine the proposals, reduce impacts where possible, and maximise the local benefits; improving walking and cycling connections, supporting local sport and community facilities, and creating new green infrastructure consisting of an on-site and off-site nature reserve and accessible recreation routes.

  • Long-term sponsorship of Claydon Football Club, to include all existing and proposed teams
  • Sponsorship of Gipping Valley Bowls Club
  • Creation of an on-site and off-site nature reserve

  • Local farm shop and café within the Port One nature reserve offering solely local produce!
  • Upgrades to the Junction 52 roundabout, over and above those required for this scheme, to reduce congestion at peak times and school runs
  • Enhancement of new signalised access on the B1113 to ensure Port One HGVs do not use Bramford road
  • Increased contributions to POLBEF (Port One Legacy Biodiversity Enhancement Fund) and open the beneficiaries to Baylham and Nettlestead
  • Battery storage installations to compliment the solar panels recently installed on local Parish Council buildings by Port One
  • £30k contribution to Joint Neighbourhood Plan Group
  • Regular weekday bus services for the local Parishes utilising our Port One Electric minibuses
